So let's move on to the staff presentation then
Commission my name is Ben Schuster. I'm an associate planner here and I'm the project planner for the model bakery project and I have a brief
presentation for you all tonight
Just a couple of housekeeping items. There was an updated resil that was placed on each of your chairs
the
resolution included in your packet was missing the word draft at the top so
this is just to correct that and make sure that this is a draft resolution.
Additionally, staff has received no public comment from anyone prior to
today's meeting on this project. So the project is located at 1315 North Main
Street a few blocks away here in the downtown core area. It's in the
pedestrian retail zoning district and the pedestrian retail general plan land
use designation. So a little bit about the business, it currently has three
locations all in the Napa Valley area and the Walnut Creek location will be
the fourth location as well as the biggest store to date. They offer
breakfast and lunch service and a variety of fresh baked pastries and
And they've also applied for a Type 41 ABC license, which staff will be processing separately
through the administrative use permit process.
So the scope of the project includes full kind of front and rear facade changes.
That includes updated colors and materials, new window glazing, and a new entrance way,
and then removal and replacement of a variety of architectural features.
Additionally, the businesses installing new signage on the front and rear.
They're going to be enclosing one of the two existing patio spaces, and then they'll be
constructing a new trash enclosure as part of the rear facade.
And then they'll also be doing a variety of internal tenant improvements as well.
So this is the existing facade facing North Main Street.
This is formerly La Figada, a Mexican bar and grill restaurant.
I believe they operated there for several decades
and has been vacant I believe since 2021.
So on this photo here, you'll note that the patio
on the left-hand side is the one that will be enclosed.
This is the proposed elevation overlay
on top of the existing elevation,
just to kind of give you a sense of what's going on here.
And then this is the proposed elevation here.
And so they're going to be doing,
like I mentioned, a variety of work
that's going to include removing the rounded columns
and rounded archways currently on the storefront.
They're going to open up the entire storefront
and square things off.
Again, additional window glazing.
So then the left-hand side of the facade,
they're going to install that large exhibition window that
will peek into the kitchen space there.
And then they are preserving the right-hand side patio
for outdoor dining.
And then you'll note the decorative features
across the top of the building there.
That's kind of a bread peel, pizza peel shape.
And that design element is carried
into the decorative railing for the patio as well.
So this is the existing rear elevation
facing commercial lane.
It's a little bit substandard and run down.
And so the applicant has done a really good job
of bringing in a high quality design here
to really improve the rear facade.
So this is the proposed elevation for the rear.
You'll note it's quite extensive in its changes.
So starting on the right-hand side of the facade,
they'll be removing two of the three doorways there.
They're preserving the rightmost doorway
and that's gonna change to a swing-in door.
They're also taking out that substandard trash enclosure.
if you can call it a trash enclosure.
And they're going to be putting a larger painted wall sign there.
That's the model breakery with the wheat logo.
And again, another minor correction in the staff report,
the rendering that's included in your packets
is a little bit different.
I believe this is showing a slightly shrunken down design
that matches an update to the dimensions.
And so the dimensions are correct in the staff report.
it's just the renderings were not updated.
So what you see on your screen is more correct.
They're also installing a new trash enclosure,
like I mentioned, and they're installing as well
a new service roll-up door.
And then they're gonna be putting in
new electrical equipment that's going to be hidden
by a masonry wall that they're building there
that's outlined in the red hash marks on your screen,
and then it's gonna be painted to match.
So looking at signage, three total signs are proposed.
And there's the painted wall sign on the rear totaling 100 square feet.
And then there is on the front, there is going to be a window decal sign that's approximately
four-inch lettering that's going to be in the middle transom window above that exhibition
window in the enclosed patio space.
And then a small approximately three square feet wooden blade sign that's attached via
brass signpost and just again to note that the sign will be that green color
and not the white that's shown here. So colors and materials again just to kind
of look a little bit more in detail you know there's going to be powder-coated
decorative elements and railing the green and gold exterior paneling and then
of course the motorized sunscreen and the outdoor dining area will also be
matched green and gold, the applicant has a presentation following me and they've
brought color and material samples so you'll get a much better sense of you
know what what those will actually look like. And so staff is recommending that
this Commission approved design review for the model bakery subject to
conditions of approval as shown in the draft resolution that's attachment one
of your packets and so with that I'm available for question the comments but
as I mentioned the applicant team is here with a brief presentation. Thank you.

Please introduce yourselves.
Well, hello.
My name is Richard von Sall, I'm the designer of the building in this space.
My company, von Sall Design Build, is located in Napa, California, and I've been a commercial
a designer for 25 years in Napa Valley, mostly hospitality, wineries, restaurants, and what
not.
I've known the Mitchell family for 25 years, maybe longer than that, when we started working
on their project.
And when we approached this project, the news of the heritage of the project was very intriguing
due to the regality of their design.
I have a couple of slides here that I'll show you of what the existing model bakery in St.
Helena looks like, which actually was opened 100 years ago as well.
And there's, if you would lift up Jonathan.
So this is the, well, no, actually, it's the second, no, the second one is the original.
Sorry, we're just, we're going to slip all this a little bit.
So when I saw this photo of the building that we're going into downtown, and I did not get
the other one printed of what the building looks like in St. Helena, they were just about
the same.
And it immediately occurred to me how much work has been done to this building in Walnut
Creek, and how much Styrofoam stucco has been applied.
And I immediately wanted to bring it back to a heritage for the Model Bakery and also
So to show their brand, I'm going to put that one down.
And let's show the new model bakery.
Which a wonderful presentation, Ben.
Thank you for putting that together.
So utilizing the same format and not taking too much of this.
We're not doing any structural changes.
We're just removing a lot of the decorum
and replacing it except for this front entry area.
The reason why they decided to take into this front entry area is we're doing,
primarily they're doing a lot of production of the English muffin,
which became Oprah's favorite things.
And that's what really put model bakery on the map. Um, so with,
with that aspiration of, of Oprah falling in love with these,
these muffins that demand became successful for the company.
And that's why we're chaining out. So I designed their chain.
I started designing the way that their chain's going to behave and how it's going to look.
And the regality of it, the St. Helena project has old tiles in the same feel.
And will you grab the picture of the model bakery in St. Helena, please?
And I also notice up and down Main Street, there is a lot of heritage.
There still is a lot of heritage buildings that haven't been demolished or resurfaced.
So this is the model bakery in St. Helena.
As you see, it's very, very similar in style and the interior follows the style from the
exterior.
By the way, just to introduce myself, I'm Sarah Hanson, I'm the owner and my mother
started the business about 40 years ago, so actually in 1984, it will be 40 years next
year.
Yeah.
But this is the bakery that was established in 1908 on Main Street in Salinas, so very
similar kind of style from back in the turn of the century.
And then to get the oldest building in Walnut Creek,
you see where I'm going.
We got lucky.
Go ahead.
And so you saw, I have a lot of the same slides
that Ben showed you through the space.
Go ahead and lift that one.
So having this window, everyone loves to watch the maker.
Makers are wonderful.
bankers and craftsmen are becoming more and more focused upon because they're
getting far and few so I wanted to put together this is where the front window
is where the croissants and the muffins will be formed and rolled and I think
that'll be just a wonderful attribute for Main Street. Yeah we'll be making all
our English muffins for this location and we'll also be doing baguettes you
know French baguettes that will bake throughout the day so people can see us
shaping the baguettes in the window and the main oven will actually be right
next to the window there. And the viewpoint actually runs all the way to
the back of the bakery, so they're croissant rollers and the visual through
the back is wonderful. And then we have a mural going on the back wall of hands
hitting flour in the back, so it's just really a beautiful, beautiful space.
Go ahead and let's go to, by the way, this is Jonathan, he's my new designer
and assistance, so he's learning his way around the field.
So you saw this area here.
We're keeping the same outdoor area on the right-hand side,
but we're updating it with the windows, the trims.
We're putting in new doors, and we're
bringing that same feel of the wood.
We're going to be using hardyboard,
paintable hardyboard for all the exterior.
We considered using the allure concrete,
but I think the James hardyboard is going to be going
to show a little bit of that wood grain,
So it's going to get that older appeal as well.
So on the top, what I'll be, what, I mean,
you have to use the old, yeah, the old spatula.
And this, these, these, this will be a,
I was going to use steel, we're actually going to change it
to aluminum to make it more lightweight and safer.
And it's the, it's going to be powder coated steel,
millennium flat black.
So it's not going to have a lot of glare.
will have just enough, and then they will be solidly anchored
into the above soffit that's already existing.
Just going to be painted the model muffin gold is the color,
actually, because we invented the color to the toasted top
of the muffins.
That's the gold color.
What we'll be doing interior, so we also
plan on putting a plaque memorizing the or preserving
building and talking about the original builder back in the 1800s.
Zinc is also different organic metals we'll be using on the interior and then we have
a tile that will be on the exterior and this is the tile we'll be using.
Richard if you could speak into the microphone maybe have Jonathan hold the sample.
So the color that we'll be using on the building
is called chrome green from Benjamin Moore.
And then this is our muffin.
Walnut is our primary interior wood.
The way that I'm differentiating each chain store
is by the wood and the patina.
So in St. Helena, we have pine, which
was the original cutting boards of St. Helena.
In Napa, at Oxbow, we have toasted ash.
And then we're using, of course, walnut for Walnut Creek.
The Sunbrella four screen fabric that
will actually have a heavy latex hand painted
stripe of the model muffin gold.
And then this is a little kind of view
of what that will look like up top.
Water jet out of quarter inch metal material.
On the exterior of the building, you'll
see that we have the tile going as well.
So I put the tile here.
We had two doors that really didn't make a lot of sense.
Also, it encroached into the public space.
So we took off those two doors and put them
around the other side of the building,
leaving the one door that goes into the storage upstairs.
So we moved the roll up doors so we can actually
move the trash enclosure over into the other side
of the property.
And the trash encoder is also going
to be a hardy board paneling.
So it'll actually have a TNG effect on the exterior
with, of course, this beautiful handmade tile,
and then two gold-painted gates
that are going to be steel rod gates
with a lever for bringing in the trash.
Yeah, Sarah, would you like to say more?
Yeah, no, I mean, there was three parking spots
in the back that were just private
that belonged to the building,
so we're having to use up those spots
for the trash enclosure, but seems to work.
Yeah.
We heard there may be development across the way,
and that will become a pedestrian walkway.
We really want the same appeal of the model bakery brand
to kick up the designer notch down that walkway
and make it nice and present for whatever
develops across the way.
And that concludes my presentation.
I had a few pictures of the interior,
but I know we're here talking mostly about what's
gonna have in the interior and I don't wanna get too deep in that.

front? Are they gonna be removed? We're actually working with the parklet and it's in
front of us is owned by the Toppas restaurant on the corner. So we're

I know that's part of the whole city planning
for Walnut Creek.
Okay, and then my other question is on your drawings,
actually, you have a lot to be determined.
And so you kind of explained what I think we're gonna get,
but your drawings kind of, are we getting this?
Are you still in the decision?
The TBDs were our architect here in Walnut Creek
it was drafting the plans, didn't know the colors
and the exact color and paint that we're using
for the building, the materials that we're using
for the water jet cutout displays up top,
all of that will be determined
and it's all gonna be filled in.

And the rendering did show more of a maroon mob color
as opposed to black.
Was there a reason or, no, on the front where you had,
here the top facade.
It was just a color change.
I was just kind of curious, was that just a material change,

It's called Millennium Flat Black.
Isn't it the same as on your cut out board down below?

So it was never meant to be that kind of maroon color.

Yes, and in the interior, we'll have full size
on some of the accents in the interiors.
But one of the most exciting things about Model Bakery,
the original one in the 1800s has these huge ovens in St.
Elena, and they still exist, where these peels were used.
And they still have some of the original peels
that we'll use as decoration.
So on the top of the building, on your rendering there,
or your photo.
They'll be much more.
About how wide is the big body of the peel?
Just to get some scale.

I have those at 12 inches by about 22 inches.

I know we're not looking at doing pavers
or anything fancy like that,
but in terms of the sidewalk in front of the building,
is any of that being re-poured or changed,
or we're just gonna kind of,
the sidewalk will just be what it looks like today?
We didn't plan on changing it,
so we were just gonna work on the building facade itself
and then clean the sidewalks.

the green color looks much better in person.

The printers are never quite right,
so I really like the green on that sample there.
It's chrome green has such a deep richness to it,
and it draws you in, and when you see it,
when you see it on that scale,
it's really just a gorgeous color.
And then my last simple question, the motorized shade,
like how far down can that go?
That can go all the way to the top of the rail.
Yeah, so it's a little bit of wind and sun protection.

So first off, when you had me at bakery, okay.
Anybody who knows anything about me
knows I love bakeries and obviously very thrilled
to see Model Bakery coming down to Walnut Creek.

I mean, I think, so let me just kinda go down the building.
So the peel board, what a great idea.
So in the version that we have,
it says paneling, it doesn't say hardy board paneling,
so I think it's gonna be hardy board, right?

So what are you gonna do,
how's that gonna manifest itself?
Is it gonna have horizontal paneling,
or what's it gonna be?

We're still exploring what's up there existing.

because switching to the aluminum as well,
I'll probably use half inch aluminum to 3-eighths aluminum
for these panels.
And then we'll try to through-bolt and anchor
if we can get into it.

Another thing to think about is how
that how that metal panel actually embraces whatever's behind it because if
there's a gap you can have all nature spiders sparrows nesting and so forth so
it's it'd be nice if it had depth but it the flip side is it's gonna be a mess
right and this this we actually we actually use a P&L type material and we
we caulk it in and push it through for that explain to the group what P&L type
P&L is a construction adhesive.
It's like a caulk.
So when we are applying these panels, we do an anchor system
and we also do a gluing system that actually pulls it in.
So there won't be a gap.
There won't be a gap.

So another question that came up was the base, the base,
the yellow base, it didn't really say on the version
that we got that it was tile.

That needs to be a condition of approval
that that be included as far as I'm concerned.

Hardy board, and we'll update the plans immediately.

that has a grain finish, so it'll actually emulate wood
and emulate that look, but being hardy board.

putting those together.
And we have Ron Taylor of Terra Nova as our contractor,

kind of a real nice thing and it's gonna be up close and personal so as long as
you're not seeing the brakes and the joints and everything like that which
you've described I do agree it should be in the condition but I'm all in favor
and welcome to Wallin Creek thank you thank you thank you I love it I think
you guys did a great job describing it as well I can like smell it when you're
talking about it. I spent a lot of time at the Juan in St. Helena because my folks are
in Calistoga. I think it's great. I love how you really made an effort to have
it be really engaging for the public sidewalks. That's my favorite part. It's
like it just like pulls you in. So I think it's really successful and can't
wait. I want to thank you for bringing your bakery to Walnut Creek. I also am a
victim of the love of baked goods. So, and I think you have a small one in
Yountville, right? I think I've been, yeah, I've been to that one. I've had the
muffins, the English muffins, they're very good. I really love how you integrated
or I should say anchored the building back to what it looked like a long time
ago because I I think in you know we've lost a lot of that in our downtown
Walnut Creek and so you're bringing it back new and improved and I think that's

you man I personally I don't see any reason why we wouldn't approve it maybe
with a few conditions but we're excited

is coming from arborists.
I have about 10 arborists that pull a lot of the wood,
most of the wood that we're gonna be trimming
the interior out with came from Rutherford.
So my studio's in Napa, not only do we design,
but I have a factory and we actually mill and build
all of the furniture, fixtures, lighting,
and everything for our projects.
So I'm sure it's gonna be great stories.
